The Home
This auction is for a nice mobile home, 2 Bedrooms and 1 Bath. It’s a 1977 model 14 x 70 and has been nicely cared for. It was painted last year and the deck was extended to 8 x 18.5. A concrete patio, 10 x 13, sits between the deck and large 10 x 12 storage building. The shed has both power and phone lines. A new cooktop and hood, dishwasher, hot water heater, and sink were installed two years ago. A new furnace/AC blower motor was installed one year ago.
An 8 x 13 dining room sits in the front of the house. A large window looks out to the street. There are built-in storage and display cabinets along one wall. One of the two ceiling fans in the house is located here.
The kitchen is approximately 10 x 13 and includes refrigerator, cooktop, built-in oven, dishwasher, and plenty of storage. Appliances are white. There is a 4 feet wide, full height pantry; an open counter top separates the kitchen from the dining room. The built-in oven, while working very well, does not match the new appliances and was planned for replacement this Fall.
The entry to the home is into the living room. This room is approximately 16 x 13 and includes large windows on the two outer walls. The ones in front overlook the deck and a large Sugar Maple tree. The opposite is fronted by a large Spiral Willow.
The next room is a small (8 x 9, plus closet) bedroom or office. We’ve used it for both at various times. The depth of the closet has been slightly shortened on one side due to the recent addition of a large shower in the bath. New, light maple-colored paneling and vinyl tiles were placed in this room three years ago.
The bath has double sinks, a one-year old comfort toilet, new vinyl tiles, and a 34” x 48” shower installed a year ago. The shower did replace the tub for convenience. The washer and dryer are located on the outer wall of this bath opening into the hallway, very convenient to bath, master and smaller bedrooms.
The master bedroom sits at the end of the home. It is approximately 13 x 13 with his and her closets cut from that running the length of one wall. This room has the second of two ceiling fans in the home.
I should mention that the carpet does need to be replaced. We had that scheduled this year; in fact, had decided to put hardwood floors throughout, except the kitchen, dining room, and bath, which would have received tile.
We do have new shutters to match the dark skirting trim. They have simply not been installed yet, but are included with the home.
All electrical, plumbing, and appliances are in good working order and remain with the home.
The Outside
There is a double car concrete drive to the front of the home and lot. The entry side of the mobile home has an Apple tree (photo of this year's blossoms below) situated just to the left of the walk and before the entry and deck. A Sugar Maple tree is located to the side of the deck and a wonderful Cherry tree beyond the deck and beside the storage building. Tree yields plenty of cherries, enough to collect a couple gallons for pies while still leaving plenty for the birds. An Evergreen tree is to the rear left of the storage building with a tall Lilac bush and several Lily plants in back of it. We also planted a beautiful new Snowball bush last year. A Spiral Willow tree is on the other side of the home.
Small animal life is abundant. Many birds, including Doves, Wrens, and Robins, use the trees. Photo shows current residents of our bird house hanging in the Sugar maple. A new baby bunny inhabits the underneath of our shed every year and is seen eating every early evening. Several resident and local squirrels play in the trees regularly. This is a very quiet, comfortable, and relaxing place to live.
Our deck is 8 x 18.5 and was just extended to that length last year. It’s situated in such a way that we get light breezes, but are sheltered from the occasional higher winds. It enjoys morning sun and mostly afternoon shade. The steps at the far end lead down to a 10 x 13 concrete pad, used for seating, bbq, or outside work space. At the end of this pad sits a 10 x 12 high storage unit that has both power and phone lines.
The grass is in nice shape and does grow quickly. Residents are required to care for their own landscaping; however, there are several persons living in the park more than happy to cut, blow, and trim for $15.
The Park
We are located in a nice, well-established mobile home park located in Matteson, Illinois. We’re about 1 mile west of I-57 and 4 miles south of I-80, at the far west side of the town, right on the Cook County, Will County line. The park is quiet and well-maintained, featuring landscaped and tree-lined lanes winding throughout. There are two ponds, both open for residents’ picnic or fishing use. It is a gated community and does have security patrols. Residents are required to maintain their own landscaping. Both DSL and cable internet are available.
The park office is located in a large building providing a pool and club meeting facilities; additionally, there is a playground with swings and a basketball court. While the majority of residents are over 50, there are some younger families and children here. Basic cable TV and weekly trash collection is provided at no charge. The park does have two storage lots for larger vehicles, such as RV’s, campers, boats, trailers, etc. There is no charge for one space. Lot rent is $475 per month. Park approval is required.
Attractions
We are located in the far southern suburbs of Chicago, the place where it starts to get quiet with businesses and residences beginning to thin out. Several Forest Preserve areas are located within minutes of us. It’s a little better than half an hour into Chicago if traffic’s with you, but could be an hour at the wrong time of day. Chicago provides a multitude of draws: shopping, sports, museums, water recreation, etc. I’ll leave a breakdown of those things to your knowledge and\or research aimed at your own specific interests. Suffice it to say, whatever that interest, you can probably find it both in abundance and close by. As far as I’m concerned, this is the best ChicagoLand area location available for close to country living, quiet suburban benefits, and proximity to Chicago amenities.
Matteson, Frankfort, Tinley Park, and Orland, all surrounding towns, have great shopping, grocery, cultural, and entertainment activities. The schools are some of the best in Illinois.
Financial
You do not have to bid on this home to purchase it. I have listed the home in this format, rather than fixed price or ‘Buy it Now,’ in order to receive offers and begin the park approval process. Current value of this home is between $12,500 and $15,000 based on insurance value. Our homeowner’s insurance value is currently $12,500 plus $10,000 personal property at a cost of $240 per year. There are no property taxes required on this home. You are welcome to have a home inspection done at your expense; however, we do require a copy of the report.
The cash price of this mobile home is $8995.
Owner is willing to finance this home, interest free, at the selling price of $11,995, for any person meeting park approval, with 12.5% ($1500) down. A 4-year note would cost $218.65 per month. 3-year would be $291.53. Buyer would be responsible for all homeowner’s insurance and enter into a legal contract.
Park approval is required. I will be glad to send a park application form to seriously interested parties. Application would be returned directly to park management. There is a non-refundable $20 application fee. I should point out that perfect credit is not required to be approved – this park is more concerned with a resident’s character and simple ability to pay than anything else. I will be willing to help with this process in any way possible.
Summary
This is a nice 14 x 70 2 BR, 1 bath mobile home in a wonderful location available quickly at a below-market price. Park approval is required for purchase.
It should be pointed out that we are not leaving the park. We love it here, and are, in fact, moving just a few houses up on the same street because we need more space; however, we must sell this one in order to move. That’s the reason for this deal.
