Windmill Village Mobile Home Park is conveniently located within five minutes of three large shopping centers and beyond that SW Florida’s famous beaches, fishing, golf and much more.
Amenities in the park include a beautiful heated pool, spa, billiard and card room, library, fitness room, recreational hall, laundry room, shuffleboard courts, horseshoe courts, large outdoor grill w/roof-over and tables, fishing lake, fenced storage area (for R.V.s), security rover, community trips. Also, keep an eye on the notice boards or take a look at the community newsletter to discover many clubs and groups that might share your interests. PLUS, there are at least a dozen similar parks (that I know of) within a 5 mile radius.
Park Management requires you to complete an application ($50.) that must be approved before you can move in. Lot rent is $415.00/mo. and includes water, garbage pick-up twice a week and the full use of all facilities in the park. Nice area and friendly neighbors!
ATTENTION INVESTORS!
We currently have a long-term tenant that would stay on at $675/mo. + utilities. This has been a great investment for us! However, we will soon be moving to the Caribbean.
The park will let a person of any age to buy the property (upon approval) and rent it, as long as the tenant/s is of an appropriate age. If you think you could make this work for you, please contact us for more details.If you are not an investor and need the mobile home empty, there is absolutely no problem. As we said before, our tenant is a great person, he knows we are selling the mobile home and will move out by the time your application is approved by the park.
Terms and Conditions
We require a $500 deposit due within 24 hours of the end of auction.
The deposit will be credited to the amount of the bid.
If for some reason you are not approved by the park, your deposit WILL be refunded, minus listing fees.

F.A.Q.
1. Are pets allowed?
Technically no. However, we are accross the street from the pet friendly area and many people on our side have pets in any case. I imagine as long it is not a Great Dane or a pet that squaks, barks or miaows all day long, it should not be any problem.
2. Where is the park located?
Windmill Village is located at 16131 North Cleveland Ave, North Fort Myers, Florida 33903. Our unit is on Rhine Drive.
3. How close are you to the beach?
These are the distances I got on Google Mapquest: 1. Cape coral Yacht Club (14 miles) has a riverfront beach and pier. 2. Fort Myers Beach (20 miles) is a barrier island with beaches along the entire south shore. 3. Sanibel (22 miles) is another barrier island with numerous world-class beaches. Windmill Village is directly off route 41 which can also take you to Lovers Key, Bonita Springs and Naples in the south and Venice, Siesta Key, Gasparilla Island, etc. in the north. We've been to all these beaches and more, and rarely drive more than an hour to the furthest.
4. How far is Fort Myers, Miami and Tampa?
Fort Myers = 10 minutes, Miami = 2.5 Hours, Tampa = 2 hours
5. How long has your tenant been with you, has he always paid and does he want to stay?
Our tenant has been with us almost a year, he has always paid and if possible he would like to stay. He knows we are selling the mobile home and if the new owner doesn't want to rent it to him, he will move out promptly.
6. Can I speak with your tenant?
To protect his privacy, you can send a message to us and we will forward it to him.
7. What are all the costs to live here?
Lot Rent = $415
Sewer & solid waste = $15 to $20 per month
Ad valorem tax = $26 per month
Yearly Tax = $60 (already paid)
8. What is your reserve price?
It is $5,000. This is really a bargain, we paid $10,000 a year ago and invested another $2,500 to do renovations and get the place looking great.
9. Why are you selling?
We are moving to the caribbean :)
Payment Conditions:
After the auction ends, please pay the deposit through Paypal ($500).
The remaining balance, will be accepted in the form of Cashiers Check or Money Order.
