BELLA VISTA VILLAGE
Bella Vista is a located in Benton County, Arkansas and Bentonville home to Wal-Mart world wide headquarters among many other fine corporations like Tyson and JB Hunt. As of the last census, the population is about 16,582. It is currently the largest unincorporated community in the state of Arkansas. The Bella Vista POA estimates that there are currently 24,000 residents located in an area covering sixty five square miles (36,326 acres).
Benton County is the third fastest growing county in the United States. Bella Vista, Arkansas and Northwest Arkansas is experiencing incredible new growth and development along with surrounding area. Great cuisine, great shopping, outdoor activity, and many other attractions exist throughout the NW Arkansas. Bella Vista Ark. has eight lakes which are Lake Ann, Loch Lomond, Lake Avalon, Lake Rayburn, Lake Ann, Lake Norwood, Lake Windsor, Lake Bella Vista, & Lake Brittany. Lake Bella Vista has a 1.8 mile running track. Bella Vista Village has eight incredible golf courses making this a prime destination for golfers throughout the country. Tanyard Creek also has a very scenic walking trail. Riordan also has a tennis center. Additionally, Bella Vista Village has many other amenities such as miniature golf, fitness centers, basketball courts, and several swimming pools.
Along with all that Bella Vista has to offer, the immediate area offers much, much more. New hotels are popping up everyday. A new Westin Hotel is about to go under construction. The Embassy Suites has a new convention center next door called the Hammond Center. Great restaurants of all kinds make for great dining. Pinnacle Hills Mall is also new which a top notch shopping mall just south of Bella Vista.
Just south of Bella Vista is The Crystal Bridges Museum of American Art located on 110 acres which will be completed in 2009. This is to be the premier museum of American art in the country. The University of Arkansas is just a twenty five mile drive to Fayetteville. .
The incredible Victorian Village of Eureka Springs is on 30 miles to the west. Eureka Springs is located next to Holiday Island Arkansas. Branson MO is about a 2 hour drive from Bella Vista Village. Pea Ridge Battlefield is also a short drive from Bella Vista. Northwest Arkansas is within a pretty short drive to cities of Saint Louis, Dallas, Kansas City, Tulsa, Little Rock, Memphis, and Branson. Tyson, Wal-Mart, and JB Hunt are all located and operated in NWA contributing to population growth. XNA (North West Arkansas Regional Airport) has direct flights to most major cities throughout the United State. Northwest Arkansas Regional Airport has more direct flights to New York, Chicago, & Los Angeles than the Little Rock Airport.
Land is always a great investment, especially in Bella Vista. NRPI (Eric Estrada and Chuck Woolery are their spokesmen), National Recreational Properties, NRPI, Sunstyles, Parlago have all invested in Bella Vista AR. BELLA VISTA AMENITIES
BELLA VISTA VILLAGE LAKES
Located in the Ozark Mountains Bella Vista Village has eight lakes. These lakes are not "public" in that only members of the village or their guests are permitted to use them. Lake Ann, Lake Windsor, and Lake Loch Lomond are the largest all sports lakes in the village. Lake Avalon, Lake Norwood, and Lake Rayburn are primarily fishing lakes with "no wake" restrictions. Current POA boat permits are required as are Arkansas fishing licenses, when fishing Bella Vista lakes.
Lake Ann is an all water sport lake with 112.5 acres of surface area. Because it is 53.5 feet deep with no horsepower limit, water skiing is allowed on Lake Ann.
Lake Windsor is the second largest of our Lakes, covering 220 acres with a maximum depth of 79.5 feet. Lake Windsor is also an unlimited horsepower lake. Skiing is allowed.
Loch Lomond is the largest of all the lakes in the Village. Eighty feet deep and covering 477 acres, this crystal clear lake is perfect for every kind of water recreation. There is no horsepower limit, skiing is allowed, and boat rental is available.
Lake Avalon is a limited horsepower lake that features an enclosed, heated fishing dock located off of Tamworth Circle. This lake covers 67 acres and is 50 feet deep.
Lake Brittany is 77 feet deep has a 35-acre surface area and is a limited horsepower lake. Although there is not a launching ramp at this time, the terrain is suitable for launching.
Lake Norwood located just north of Bella Vista's Town Center has 34.5 acres of surface area and is 75 feet deep. The Lake Norwood launching ramp is located north of Harp's Food Store in Town Center. This is a limited horsepower lake.
Lake Rayburn is 60 feet deep and has a 47-acre surface area. This lake has limited horsepower regulations. It also features a designated swimming area and a launching ramp that is accessible from Lakeside Drive.
Lake Bella Vista is located just off Hwy. 71. This lake is 22 acres and 8 feet deep.
BELLA VISTA GOLF COURSES
There are 9 private, award winning golf courses in Bella Vista Village. The courses create six golf complexes in Bella Vista, with the level of play ranging from comfortable to challenging.
The Bella Vista Country Club, the community's oldest course, completed a major greens renovation project in March 2005. Stretching some 6,900 yards, the 18-hole course features relatively few hills as it mildly rolls along Route 71.
The Kingswood Golf Course also strolls along Route 71. The links style 18-hole course covers 6,247 yards, running north towards the Bella Vista Country Club before winding back to the Kingsdale clubhouse off Riordan Road.
The Berksdsale Golf Course comprises the second half of the Kingsdale Golf Complex. The villages most played course plays both sides of Route 71 as its 18 holes role through 6,368 yards of trees, water and sand.
The Dogwood Hills Golf Course, the villages newest, provides two-thirds of 27 holes of golf at the Metfield Golf Complex. The links style 18-hole course covers 6,233 yards of gentle terrain and towering trees, with holes ranging from 140 to 552 yards.
The Brittany Golf Course is an executive 9-hole offering of 1,889 yards with five Par 3’s and four Par 4’s. Designed to challenge both novices and the experienced, the golf course completes the 27 holes that comprise the Metfield Golf Complex.
The Branchwood Golf Course provides the villages other 9-hole course; all Par 3’s shorter than 153 yards. Located on Glasgow Road, the courses are carved from Bella Vista hollers that offer amazing views of nature in the spring and fall.
The Highlands Golf Course tests your shot-making talents with 18 holes on 6,640 yards built among Bella Vista's most tumultuous terrain. Beautiful views lessen the pain of lost balls, and novice golfers will find it a challenge.
The Scotsdale Golf Course offers 18 holes on 6,745 yards that play like two totally different 9-hole courses. The front nine are a gentle, generous group while the back nine make novices shudder, especially Holes 12 through 15 which offer amazingly beautiful views and an even more amazing demand of skill.

PARKS & WALKING TRAILS
Bella Vista has a variety of walking trails to accommodate its residents’ favorite pastime. Loch Lomond Walking Trail
The Loch Lomond Walking Trail is Bella Vista’s newest trail. The nearly 3,200-foot walking trail sits on the community’s west side. The level trail, which is located below the Loch Lomond Dam, has a crushed gravel surface and available parking. The trail loops around a softball field.
Tanyard Creek Nature Trail
Tanyard Creek Nature Trail, which was constructed by volunteers, is a two-part trail with parking. The first part of the paved walking trail is a relatively level 0.3 mile loop through open country. Meanwhile, the other portion of the trail is moderately hilly. The two-mile trail stretches through woods and along Tanyard and Sunshine reeks. This portion of the trail has a well-maintained natural surface. In addition, the trail connects to the top of the Lake Windsor Dam, which takes hikers past a breathtaking waterfall. This section adds another half of a mile of level, paved walking. The total length of the trail is about three miles. Both portions have signs describing the plants and flowers hikers will see along the way. The Tanyard Creek Pavilion sits at the trail’s entrance
Lake Bella Vista Walking Trail Although, technically located in the Bentonville city limits, the Lake Bella Vista Walking Trail is a convenient choice for many families living in the southern portion of Bella Vista. The 1.75-mile paved walking trail is level and loops around Lake Bella Vista. The trail, which is ideal for walking, running and biking, offers playground equipment, benches and ample parking. The walking trail is adjacent to Bella Vista’s Veterans Wall of Honor.
UTILITIES
The POA provides water and sanitation (trash pick-up) service to Bella Vista residents. The monthly minimum water rate is currently based on 49 cents per day for 30 days and 1,500 gallons of usage, or $14.70. The bills also are subject to applicable sales tax and a 25-cent per month testing fee charged by the Arkansas Department of Health.
Garbage pick-up costs $11.30 plus tax per month for once a week street side collection. There also are two semi-annual pick ups of large items.
Carroll Electric Cooperative provides electricity for Bella Vista residents.
SBC provides phone service for Bella Vista residents.
Cox Communications provides cable TV for Bella Vista residents.
Village Waste Water provides sewer service to portions of Bella Vista.
EDUCATION
There are two school districts serving the village.
On the east side the Bentonville School District and on the west side Gravette School District.
GROWTH
In 2005 Bella Vista had a 13 percent increase in building permits. The Architectural Control Committee, a branch of the Bella Vista Property Owners Association issued 973 building permits last year, up 129 from the number issued in Bella Vista during 2004. All but seven of those permits were for residential construction projects. Growth was strongest on the east side of the village with 510 building permits. 206 permits were issued for the central part of the village while the Highlands received 250 permits. 966 residential construction permits compares with just 306 permits issued in the village in 2001.
At the same time, the POA office has processed 8,585 title transfers resulting from the sale of properties (improved and unimproved) in the village compared to 2,680 such transfers in 2004.

Lowe's Hardware store is now open just to the south of Bella Vista.
