The City: San Rafael(110,000)
You can enjoy the tranquility of the country: horseback riding, 2 golf courses, stock car racing (when in season), the famous Bianchi champagnery down the road, and wine tastings on Winery row. Or you can enjoy all the jewels the city has to offer: theater, 2 casinos, movie house, cafes, five course meals, (for a third the price of US dollars) tourist offices for treks up the Andes, weekend bazzaars in the local parks, and of course the tango! Enjoy!
San Rafael has its own airport accessible from Buenos Aires (35 minute flight about $75.00USD) and located 7 minutes from the farm. The farm is about 12 minutes from town.
The Land:
The two hundred and fifty acres are all kept by a live-in groundskeeper and his family who wish to remain on the property. Would you like your own vineyard in South America? Would you like to walk out of your house to pick dates, peaches, apples, plums, or pears, from your one acre of fruit trees? There are about 2 acres of thriving fruit trees. Do you dream of owning a small dairy? There is a now defunct dairy on the site but can be easily reinstated. This property has the beginnings of a vineyard with Cabernet Sauvignon and the best soil in the area rated grade A for vines, figs and dates (official documents by surveyor) There are 20 acres plowed and trellised and waiting for vines. There are approximately 20 acres of alfalfa and about 200 acres to develop on irrigated land any desire you wish.
Have you dreamt of tourism and using the property as rental? We used the property shortly for rentals (less than a year). The undeveloped 200 acres are easily divisible and could bring in great profits.
Reason for selling: The original intent was to live in Argentina full-time and through certain turn of events we are unable to.
Please Note Exclusions: The house and stable do not come with any furniture. The farm is AS IS. We have done extensive remodeling. Please go to HERE for more photos, and the documented results of a comprehensive soil test.
Financing: 25 % down with 36 montly payments.
If interested in dividing the land or adding other homes to create a gated community of sorts, I can suggest a very trustworthy and timely developer/builder.
The Reserve price is 175,000.
