Surrounding Land
This is a truly amazing part of the country, which attracts visitors from all over. It is located at the doorstep of Big Bend National Park, as well as Big Bend State Natural Area. The views are simply amazing, with "postcard" scenes everywhere you look. The elevation is around 3700 feet above sea level, which offers warm summers and very mild winters.
Warranty Deed
All of our properties are sold with a warranty deed upon full payment. A general warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer).
Some sellers will say they use a "special" warranty deed, or a "grant" deed which are, without any real explanation, somehow superior to other types of deeds according to the sellers. Do your research! "Special warranty" deeds aren't even used with real estate, and if they are... beware! They are a deed in which the grantor warrants, or guarantees, the title only against defects arising during the period of his or her tenure and ownership of the property and not against defects existing before that time. Avoid this at all costs!
As for "grant" deeds, they are not really any different from a general warranty deed. It all just depends on the jurisdiction as to which one is used. They will both offer the grantee (you, the buyer) maximum protection! It is not however, superior to what we offer. Don't fall for marketing jargon!
