Now, Let's take a look at the particulars on this fine chunk of Earth:
Location: 25 East of Battle Mountain, 7 miles south of Interstate 80, near the Dunphy Exit
Access: The main road into our property is a good all-weather road. And when it rains a lot, a 4x4 comes in handy. The other roads but they are just old rural roads.
Terrain: Rolling hills with a gorgeous view.
Zoning: Agricultural
Minerals: Dependin' on the deal, we'll talk about the mineral rights. Jes' be sure to ask Trina.
Taxes: Not really sure but we think it will be about $150 a year.
Utilities: Electricity is 3-5 miles from property. Solar, generator, or propane advisable. A 30' easement is reserved around the property boundary for ingress, egress and/or utilities.
Water: Drill well or haul water.
Telephone: Bring your cell and hope it works.
Warranty: Good title is guaranteed.
Restrictions: There aren't any so called "deed restrictions". However, the buyer, upon execution of the contract, agrees that if a mobile home is placed on the land, it'll be skirted and kept in a "sightly" manner. We don't want this purdy land "junked up" with abandoned vehicles and such.
Survey: The land is surveyed and the plat is recorded.
Price: $18,750 financed for 20 years at 9 % interest
Terms: This auction is for the down payment only. The down payment will be subtracted from the total cost and the balance will be payable over 20 years @ 9% interest.
Document fee: There is a non-refundable $100 doc fee.
Pictures: I couldn't find the exact picture of the lot being sold. The pictures are of the area, but is not of the actual lot for sale.
Exchange privilege (30 day): Within 30 days of when you buy this lot, and after you view your purchase, if we have another lot that you'd prefer, we'll exchange with you and adjust the price up or down and apply the funds you've paid on this one to the exchanged lot.
Grazing rights: Grazing rights are not included until the land is fenced by the buyer. Another rancher has some cattle or sheep that run on the land, but you can fence 'em out.
Sellers comment: Folks, if you can find a better deal on this quality of land, I'll pitch in with ya'.
