The San Luis Valley is one of the world’s largest and beautiful alpine valley’s with an average elevation of over 7,500 feet. Majestic mountain views are on all sides of the valley with Mount Blanca the highest peak at 14,345 feet. The valley is large being over 100 miles long and about 75 miles wide. Barley for Coors Beer production probably came from the valley along with other grains, potatoes and hay. Due to the high altitude, summer days are mild but winter can sometimes be very cold but snow accumulation is usually light on the valley floor. Herds of antelope, deer and elk are often seen along with Bald Eagles, Golden Eagles and hawks. Family adventure is also found at the nearby Great Sand Dunes National Park. Alamosa is the business center for the area with a population of about 8,700 and nearby San Luis is Colorado’s oldest settlement being established in 1851.
To reach the property area, travel about 25 miles South of San Luis on State Highway 159 to near the New Mexico state line. Before the state line, turn Right on County Road B and after crossing the bridge over the river, veer to the Right and the road becomes County Road 13. Then veer to the left and the road again becomes County Road B and after passing County Road D 2 on the right, the property will be about a quarter of a mile ahead on the right and the total distance traveled to this point will be about 1.5 miles from State Highway 159.
The escrow/closing will be handled by a local Colorado title company. At the end of the auction, I will prepare escrow instructions which will be sent to the winning bidder for approval and then forwarded to the title company.
